Dear Metro IAF NY - Queens Power, East Brooklyn  Congregations, and Manhattan Together,  

We want to celebrate your commitment to meet, work, organize and fight that has led to a BIG WIN at Creedmoor. This is just the beginning of our fight for publicly owned sites to confront the affordability crisis. The audacity, imagination and leadership of each one of us who did the individual meetings, house meetings and public actions has led to this huge opportunity for all New Yorkers. 

Together, we have organized as Metro IAF NY to demand 100% affordable housing with homeownership opportunities at Creedmoor. This week’s announcement of the Creedmoor Community Master Plan was a monumental moment and  historic win for our city and New Yorkers that make our great  city run each and every day!  

We commend Governor Hochul’s first steps through the Creedmoor plan, which includes a plan to build more than 2,800 units with: 

● 1633 units of homeownership “heavily targeted” to households earning up to 100% Area Median Income* 

● 377 units of affordable senior housing, 431 units of supportive housing  

● 432 units of affordable rental housing (no age restrictions)

*100% AMI for family of 2 = $113,000, family of 3 = $127,100, family of 4 = $141,200 

This win came from sheer pressure. Because of your organizing, you helped shape the terms of this plan. We teach - there is the power to get to the table, power to make a deal, and power to keep the deal. While this plan is a significant win, we must continue to organize our power to keep the deal, ensuring the plan is fully implemented and Creedmoor is 100% affordable. We will stay at the table to work to fast-track the first phase and secure further agreements on additional phases – affordability levels, number of units, timeline for each, etc.  

Let us continue to fight together to set the direction for NYC to use Public Land for Public Good. The next site is Kingsboro Psychiatric Hospital in East Flatbush neighborhood of Brooklyn.

Thank you all for your continued commitment and support. The journey continues but we have shown that together we can enact change for our community, generation, and future generations!

New York is in a housing crisis.

More than a third of New York City renters are severely rent burdened, paying more than half their incomes on rent.

Black and Brown families, essential workers, and seniors are being forced out of the city they love because they can no longer afford to live here. 

Public Land for Public Good is a grassroots movement of faith leaders, community organizations, renters, and homeowners from across New York City that is demanding a real solution for affordability in New York.

Nehemiah Homes: A Model for Success

We know this can work. We’ve done it before.

Starting in the early 1980’s, unprecedented city subsidies were invested into the construction of affordable housing, known as Nehemiah homes, on state-owned land. 

Four decades later, this investment has proven successful against the test of time as Nehemiah Homes created helped everyday New Yorkers become homeowners of homes that have increased – creating equity and wealth that can be passed down to the next generation. 

Most recently, Metro IAF NY transformed the Spring Creek area of Brooklyn from an underutilized wetland to a thriving mixed-use community with schools, stores, and over 2,600 homes and apartments where low- and middle-income New Yorkers can afford to live.

Metro IAF

Since our founding in 1979, Metro IAF New York, has been organizing to improve our city and our region. Over the course of nearly 40 years, Metro IAF NY has held public and private sector leaders accountable to deliver real results for the people of New York. Our victories include:

  • Building and rehabilitating more than 6,400 units of affordable housing and apartments, including over 3,000 Nehemiah homes

  • Partnering with the NYC Department of Education to start four small quality public high schools and two charter schools, and fund $300 million in school construction.

  • Winning a $60 million clean up and rehabilitation of East River and Seward Park

  • Helping pass NYC Charter reform in 1990 and NYC’s first living wage in 1996
